- "Agreement" refers to these Terms and Conditions along with any rental lease agreements executed through our service
2. Acceptance of Terms
By accessing our website, contacting us for services, or entering into a rental agreement facilitated by Corvaine, you agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, you should not use our services.
You must be at least 18 years of age and possess the legal capacity to enter into binding contracts in Malaysia to use our services. By using our services, you represent and warrant that you meet these requirements.
3. Service Description
Corvaine provides property rental services in George Town, Penang, Malaysia, specializing in:
- Heritage quarter apartments in UNESCO conservation zones
- Terrace and semi-detached homes in residential areas
- Colonial-era residences and grand bungalows
Our services include property evaluation, tenant screening, lease facilitation, and ongoing property management support. The availability of specific properties and services may vary and is subject to change without notice.
4. User Responsibilities
4.1 Information Accuracy
You agree to provide accurate, current, and complete information when submitting rental applications or communicating with us. You are responsible for maintaining the accuracy of your contact information and notifying us of any changes.
4.2 Application Process
When applying to rent a property, you consent to background checks, reference verification, and credit assessments as required by our standard screening procedures. You authorize us to contact provided references and verify employment information.
4.3 Prohibited Activities
You agree not to:
- Provide false or misleading information in rental applications or communications
- Use our services for any unlawful purpose or in violation of any local, state, or national law
- Interfere with or disrupt our website or services
- Attempt to gain unauthorized access to our systems or user data

5. Rental Agreements
Rental agreements for properties facilitated through Corvaine are separate legal contracts between the tenant and property owner. While we facilitate these agreements, the tenant and property owner are the contracting parties responsible for fulfilling lease obligations.
All rental agreements must comply with Malaysian property law and any applicable local regulations. For heritage properties, additional conservation requirements may apply and will be specified in the lease agreement.
Standard lease terms typically include:
- Rental amount and payment schedule
- Security deposit requirements (typically equivalent to 2-3 months rent)
- Lease duration and renewal conditions
- Property maintenance responsibilities

6. Payment Terms
Payment arrangements for rent and security deposits are specified in individual lease agreements. All payments must be made in Malaysian Ringgit (RM) through approved payment methods.
Security deposits are held in accordance with Malaysian law and will be returned within 30 days of lease termination, subject to deductions for property damage or unpaid rent as documented through property inspection.

9. Limitation of Liability
To the fullest extent permitted by Malaysian law, Corvaine shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from:
- Use or inability to use our services
- Property conditions or tenant/landlord disputes
- Errors or omissions in property information
- Unauthorized access to or alteration of your data
- Statements or conduct of third parties
Our total liability for any claim arising from our services shall not exceed the service fees paid by you in the twelve months preceding the claim.
10. Indemnification
You agree to indemnify, defend, and hold harmless Corvaine, its officers, employees, and agents from any claims, damages, losses, liabilities, and expenses (including legal fees) arising from:
- Your use of our services
- Your violation of these Terms and Conditions
- Your violation of any rights of another party
- Any false or misleading information you provide
11. Termination
